Other Fees?

There is an administrative cost per unit that ranges from $64-$100/unit/mo. There is an onboarding fee for portfolios exceeding 25 units of $500.

Do we have our own maintenance team?

Yes

Will investor be able to approve expenses?

Yes. This is negotiable based on budget guidelines and income goals established at the beginning of the relationship

Do we used licensed and bonded contractors?

Yes

Do we do property inspections?

Yes. Grounds and common areas are walked daily, interior unit inspections of each unit are done annually

Do we upcharge on maintenance expenses?

No

Do we send financial statements?

Yes, on the 30th of each month for the current month. Example? December 2018 statement would be sent on December 30th, 2018.

How do we determine rent amounts?

We use internet market studies, call and tour other similar competing properties, participate in ALN data networking, and network with other property managers to obtain information on current market rates.

How long does it take to fill a vacancy?

Not long. We market the unit for rent during the current tenant’s 60 day notice period and almost always have a new tenant ready to move in within 1-3 days after the previous tenant moves out

What hours we are available?

We are a 24/7 service for tenant communication and maintenance. Accounting and Administrative functions are M-F 8am-6pm.

We love people and that no two days are ever the same. We treat our people consistently and fairly and are very good communicators and problem solvers. We love building long term relationships with our tenant base and believe healthy peaceful communities are the most profitable. We look for ways to add services and amenities to our buildings without effecting the investors bottom line.

We are adept at assisting investors with reaching their income goals and strive to have an open and candid relationship with one another.

What elements make income properties profitable?

We’ve been able to turn buildings that are not profitable or in financial distress into well performing assets many times in the last several years. We start by repairing and rebuilding local relationships, removing problem or toxic tenants, evaluating and eliminating unnecessary expenses, evaluating and organizing finances, adding additional revenue streams, and evaluating the skill set of the onsite management. We then make it a high priority to treat tenants well and attend to them quickly, minimize misuse of resources and eliminate expensive repair bills by training and empowering our onsite staff to maintain the property at a high standard. We believe that tenants will pay rent quickly and consistently if we make the payment process easy. We offer several different payment options including online payment, automatic withdrawal, cash payments at any CVS or Walmart store, credit card payments, and more. Tenants are given access to an online portal to make communication fast, easy and well-documented.

Do we do real estate sales?

We can assist in the acquisitions process as needed. We have relationships with all the large brokers and commercial lenders in the area and have access to many great properties that can assist in growing your investment portfolio. Our fee to perform an acquisition is 1% of the purchase price.
